Apartment Turnover & Move-In/Move-Out Cleaning in Greater Boston

Stress-free unit turnovers for Greater Boston property managers — delivered on time, every time.

Boston's rental market doesn't wait

September 1st in Greater Boston is unlike anything else in American real estate — dozens of units turning over simultaneously, moving trucks double-parked on every street, and property managers racing to get units cleaned, repaired, and ready for incoming tenants before the next resident arrives. There is no room for delays, missed details, or a cleaning crew that doesn't show up.

78-Clean has been the trusted turnover and move-in/move-out cleaning partner for Greater Boston property managers since 1977 — long before Allston Christmas became a city tradition. We staff for September 1st specifically, coordinate turnover schedules across multiple units simultaneously, and give every property manager with an active service agreement priority scheduling during the busiest 72 hours of the rental calendar.

Every turnover job is signed off by a 78-Clean supervisor before we leave — so you're never discovering a missed detail on move-in day.

A woman in a red shirt with cleaning service branding is kneeling in front of an oven, cleaning it with the oven door open in a kitchen with white cabinets.
A man in a red shirt and dark pants is using a floor polishing machine on a hardwood floor, with soap suds around the machine in a bright kitchen.
A man wearing a red sweatshirt, black pants, red shoes, white gloves, and a beard is standing on a step ladder, reaching up to install or adjust a smoke detector on a white ceiling in a room with white walls and a wooden floor.
A person in a red jacket and red shoes is throwing away trash into a large green dumpster, with a black trash bag in hand. The scene takes place in a parking lot surrounded by a wooden fence, with houses in the background.

What's included in every turnover clean

Full kitchen cleaning

Inside and outside of all appliances — refrigerator, oven, microwave, dishwasher — cabinet interiors and exteriors, countertops, backsplash, sink, and fixtures. We remove grease buildup, food residue, and odors so the unit smells and looks ready for incoming tenants. We use certified organic, eco-friendly cleaning products — no harsh chemical residue left behind for move-in day.

Bathroom deep clean and sanitization

Toilets, tubs, showers, tile grout, sinks, mirrors, and all fixtures are scrubbed and sanitized — not just wiped down. Soap scum, hard water stains, and mildew are addressed so bathrooms pass even the most thorough move-in inspection.

Bathrooms are the #1 room flagged during move-in inspections in Massachusetts — and the most common source of security deposit disputes. A thorough sanitization is your best protection.

Floor Care

Hardwood, tile, vinyl, and carpet — we handle all floor types. Vacuuming and mopping are standard in every turnover. Machine scrubbing and carpet shampooing are available as add-ons depending on floor type and condition.

Proper floor care between tenancies can significantly extend the lifespan of your flooring — neglecting it between tenants is one of the most avoidable costs in multifamily property management.

Wall & Surface Cleaning

Walls, baseboards, light switches, outlets, door frames, and window sills are wiped down thoroughly. Minor scuffs and marks are addressed as part of the standard clean.

Trash removal and debris disposal

Left-behind belongings, garbage, and debris are removed and disposed of properly. We clear out anything a previous tenant left behind — no waiting on a second vendor for junk removal. For larger bulk items and furniture, see our Junk Removal & Cleanouts service.

Supplementary services

78-Fixit: Repairs and touch-ups

Wall divots, damaged fixtures, lighting replacements, cabinet hardware, touch-up painting — our 78-Fixit team handles small repairs that don't require a licensed contractor. Many property managers choose to repaint between tenants as a standard practice — it's not legally required in Massachusetts but it's a common and sensible investment in the unit's presentation and long-term condition. 78-Fixit coordinates painting alongside the turnover clean so you don't need a separate vendor or a separate scheduling conversation.

Post-construction cleaning

Renovation between tenants? We remove dust, debris, and construction residue so the unit is move-in ready.

Floor care upgrades

Carpet shampooing, tile stripping and waxing, and hardwood refinishing are available as add-ons to any turnover clean.

Junk Removal

Need to clear out bulk items or old furniture left behind? Our junk removal team handles it as part of your turnover — no separate vendor needed.

September 1st priority scheduling

78-Clean clients with active service agreements receive priority scheduling for turnover cleaning during the September 1st window. If you manage multiple units turning over simultaneously, we staff accordingly — crew size matched to the scope, supervisor oversight on every unit, and sign-off before you hand over a key.

If you're not yet a 78-Clean client and need coverage for this year's moving day, reach out as early as possible. Availability fills quickly during peak turnover season.

Serving properties across Greater Boston

78-Clean provides apartment turnover and move-in/move-out cleaning services to multifamily buildings and property managers throughout Greater Boston — including Boston, Allston, Brighton, Brookline, Cambridge, Newton, Chestnut Hill, and surrounding communities.

A turnover partner Greater Boston property managers trust

78-Clean is the commercial cleaning brand of Commercial Cleaning Service, Inc., a family-owned, women-owned Greater Boston business since 1977. We maintain a 97% customer retention rate — built on showing up on time, executing thoroughly, and giving property managers one less thing to manage during the most operationally demanding period of the year.

Every client is assigned a dedicated Relationship Manager who coordinates turnover scheduling, manages add-on services, and ensures every unit is signed off before you need it.
